Before Signing a Contract

Tips on signing a contract to purchase:

  1. 1.  Predetermine the amount you can borrow;
  2. 2.  The contract needs to be subject to
         finance 14 days;
  3. 3.  The contract needs to be subject to
         building and pest inspection 14 days;
  4. 4.  Never terminate the contract under
         the cooling off period because you
         can lose .25% of the purchase price;
  5. 5.  Note that you as the purchaser are
         at risk with a new property from
         the date of signing a contract
         to purchase. So it’s imperative to
         get an insurance cover note issued
         on the property you are purchasing,
         effective from the date you sign the
         contract.
  6. 6.  Fax the contract to
         Williamson & Associates first on

         can add any special conditions;

When you pay for your insurance a few days prior to settlement you must note your mortgagee on the insurance policy and send a Certificate of Currency of Insurance to your Mortgagee/bank.
